You can always try to sell it yourself, but be prepared for all the time and energy you will have to invest. Another alternative would be to sell to a real estate investor. Most of the time, they will take your house off your hands, “As – Is”, but the down side is you will not receive retail value for your house.
Repairs and Clean Up
When selling a house, there are some repairs that you just can’t get around. Major plumbing problems, electrical issues, and leaky roofs are just some of the things you can’t ignore. It will drastically reduce the price of your property. Fixing these problems may seem costly, but it will be worth it when it comes to selling. Get rid of clutter. Donate unwanted items, or better yet, have a garage sale. Make sure the lawn is neat and tidy. Fresh paint is an inexpensive way to make a big difference. If carpeting is beyond cleaning, replacing it may be in order.
Pricing Your House to Sell
When pricing your house make sure to price it below the market value. This will drastically increase the chances of more traffic, which translates into more offers. If you haven’t had at least one offer after 3 months on the market then you have probably over priced the property. If you are try selling on your own without a Realtor make sure to research current values of sold properties in your neighborhood.
